It does not affect the pool, fitness center, lobby, or elevators, though light daytime noise may occur.

🗝️UNIT CONDITION: This condo is older and not remodeled. It is exceptionally clean and well-stocked, but furnishings and décor are dated. Please consider before booking if you prefer modern interiors.

🏨 HOTEL ZONED:
This property is Hotel Zoned and NOT in danger of the possible upcoming short-term rental ban.

🌊 BEACH INFORMATION:
The beach fronting Royal Kahana experiences seasonal ocean current changes that influence the beach’s physical appearance and size.
During the fall and winter, sand may temporarily wash away but typically returns in spring and summer.
Our HOA, the County of Maui, and the State of Hawaiʻi are working diligently to return Kahana Bay to its full potential.
When direct access is limited, a public beach access is available within a 5-minute walk.
(Photos from 1/16/23 show usable beach, but this is not guaranteed year-round.)

🐓🦎 PEST CONTROL AND ROOSTERS:
Due to Maui’s rural location, you may encounter the occasional rooster or harmless gecko.
Geckos are friendly, eat insects, and are considered good luck in Hawaiʻi — please don’t harm them.
The HOA performs regular pest control, but insects and lizards are part of island life.

☀️ HAWAIʻI CLIMATE:
Hawaiʻi’s tropical environment supports a variety of island wildlife, including geckos, ants, and occasional roosters.
Despite regular professional pest control, these are part of normal island living.
Our units are meticulously cleaned and inspected, and any contact with such pests does not constitute a breach of agreement or qualify for refund or adjustment.

Located in Kahana on West Maui’s coastline, this condo is less than a half mile away from a sandy beach at Pohaku Beach Park. This resort is surrounded by shops, restaurants, and beach rentals all within walking distance. A short drive away is Kapalua to the north and Ka’anapali to the south for more expansive shopping, dining, golf, and beaches.
Space
This ocean view condo is situated on Kahana Beach and centrally located between the Kaanapali and Kapalua resorts, in the quiet community of Kahana. Our vacation home has spectacular unobstructed views up the coast to Kapalua and Pineapple Hill. You will find all of these amenities awaiting you: • Breathtaking Ocean Views • Tropical décor • Free private WIFI • TV with cable • King size bed • Fully equipped Kitchen • Walk in shower • Sofa bed • Beach chairs and cooler • Digital in room safe • New efficient Air Conditioning system • Washer and dryer in unit • Beach Towels * In unit phone * Keyless entry lock *ADA approved resort with ramps, elevators, and chairs lift everywhere needed including the pool and lobby. This unit can only accommodate 2 people. *There is construction going on at this resort for stucco repair on the building. It does not disrupt any of the amenities like pool, fitness center, lobby, elevators, etc. Stay Aloha provides all needed essentials for your stay up to 1 week. This includes laundry, luxury organic bath, and kitchen essentials. There is an Aloha welcome gift for you upon arrival as well. The Royal Kahana has a beachfront swimming pool, beachfront BBQ area, complete on-site fitness room, ping pong table, shuffleboard, and an onsite Activities Center/Concierge. Across the street is Kahana Gateway Center, a small shopping center with restaurants such as the Maui Brewing Company. McDonalds, Whaler’s convenience store, a gas station, a coffee shop, souvenir shop, and ATMS are also located in the Center. Lahaina Town, Kaanapali Beach, and Kapalua Resort are minutes away. Parking: Please keep in mind that while we do not charge a resort fee as most on Maui are now charging; the resort has implemented a parking fee that is payable upon check-in at the resort. The fee is as follows: For the first 30 days $18.00 per day plus taxes For 31+ days the fee is $10.00 per day plus taxes. *There is construction going on at this resort for stucco repair on the building. It does not disrupt any of the amenities like pool, fitness center, lobby, elevators, etc. Stay Aloha provides a generous essentials starter kit. This includes laundry, 16oz luxury organic bath, and kitchen essentials. We do not drop extra. There is an Aloha welcome gift for you upon arrival as well. NO booking fees. We do have a $50 Damage Insurance Fee that covers up to $1500 in damage for our guests. Accidents happen and we have you covered. Beach information *The beach fronting the Royal Kahana experiences seasonal ocean current changes that influence the beach’s physical appearance and size. During the fall and winter, it is not uncommon that these currents sweep away a very large amount of sand, which will gradually return back in spring and summer, based on the ocean’s current activity. The HOA, County of Maui, and the State of Hawaii are working diligently to return Kahana Bay to its full potential. This circumstance, unfortunately, affects the accessibility of our valued guests to the beach. While there may not be, at times, direct access from the property to the beach during the fall and winter season, there is a public beach access within 5 minutes walking distance. Photos taken on 1/16/2023 show useable beach, but this is not guaranteed. PEST CONTROL AND ROOSTERS: Due to Maui’s rural location you may experience the occasional rooster, as well as harmless geckos. Geckos are friendly, eat insects, and are considered good luck in Hawaii. Please don’t kill them. The HOA schedules regular professional pest control services for pests such as ants, roaches, and rodents however they cannot be completely controlled in this part of the world. Hawaii is located in a tropical climate, and insects, rodents, and lizards flourish in this environment. If our guest spot more than the normal expected pests, we always make our best efforts to contact and work with the HOA to minimize your interactions with these pests. Our units are meticulously cleaned and inspected. Any contact with such pests within or outside the unit does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment. Our units are meticulously cleaned and inspected. *We make no guarantee that properties around to the Unit will be free from disturbances, including but not limited to noise or inconvenience from construction, traffic, or other guests. Any such disturbance shall not constitute a breach of this rental or give guest any right to any refund, or rental adjustment.
